S98 Requisitions? Brace yourself?
Used to be: wait on the incumbent, no fixed programme, costs creeping up.
Now: NAVs can requisition on your behalf and let the developer complete the works. Faster and more predictable, with the programme aligned to your construction sequence rather than the incumbent's workload.
Worth a look on any site needing a public sewer connection via third party land. Give us a shout if you’d like further support.
MMPs - Do you know your obligations?
Natural soil reuse: If material is naturally occurring and clean, no MMP is required for on-site reuse…. a natural soil reuse letter can demonstrate the material remains outside the waste regulatory framework
Made ground on-site: Word of warning; requires an MMP for reuse within the same site.
Off-site movement: Receiver sites need an MMP to receive material and donor sites need to demonstrate that the excess material was always planned to be re used.
Early implementation recommended: Getting MMPs in place early allows for proper due diligence and material assessment
MMPs have become more important in recent years due to increased enforcement by the Environment Agency and under the Definition of Waste Code of Practice (DoWCoP). It’s worth understanding your obligations.
Thanks to Set Mukaway for the call and CPD on this one!

S278 pre-construction project management
Probably the most important Sectional agreement on a site. No S278, no access.
Currently running 5 live 278s across 3 authorities each in a different stage and capacity.
It starts off with the technical approval pack. Drawings, calcs, RSA responses, nuances around street lighting approvals, departures where justified. Fewer comment cycles, quicker route to site.
Each authority has its quirks. Knowing what they want up front keeps things moving.

The above reflects our interpretation based on current guidance, emerging industry positions and live project experience. It should not be relied upon as formal advice and may change as further detail is released. Always carry out your own due diligence and seek project specific advice.
